Invite your team and assign leads

Team & operations 12 min read Updated 2026-05-29

Create agent accounts, set roles and permissions, configure commission splits, and set up auto-assignment so no lead falls through the cracks.

Roles and permissions

DevProp ships with 4 default roles. You can customize permissions per role at Settings → Team → Roles.

  1. Admin — full access to everything. Can manage other users, billing, PDPA settings, integrations. Use sparingly — usually 1-2 admins per agency.
  2. Manager — can manage agents in their team, see all team commissions, approve payouts. Cannot change billing or integrations.
  3. Agent — can work on assigned leads, create listings, generate contracts. Cannot see other agents' leads or commissions.
  4. View-only — read-only access for auditors, accountants, advisors. No edit permissions.

Step 1 — Invite an agent

  1. Settings → Team → Invite member
  2. Enter their email + name (Thai script + Latin if available)
  3. Pick role and assigned zones (e.g. Sukhumvit + Phrom Phong + Thonglor)
  4. Set their LINE display name (this is what leads see when the agent replies via LINE OA)
  5. Click Invite. They receive an email with a setup link (expires in 7 days)

On first login, the agent sets their password + enables 2FA (mandatory for admin role, optional for agent). They can then start receiving lead assignments.

Step 2 — Configure commission splits

Settings → Commissions → Split templates. The default split is configurable globally and overridable per deal:

  1. Lead agent: the agent who first owned the conversation. Default 60%.
  2. Co-agent: optional, if you co-broke with another agency. Default 30%.
  3. Referrer: the person who introduced the lead (could be another agent, an external partner, or your in-house affiliate program). Default 10%.
  4. Agency override: the agency's cut on top of agent payouts. Default 0% (everything goes to agents) — most agencies set this to 30-50%.

You can configure multiple templates: one for residential, one for commercial, one for high-value deals. The right template is selected automatically when a deal is created based on listing type.

Step 3 — Set up auto-assignment

Settings → Pipeline → Auto-assign. Three rule types:

  1. Round-robin — incoming leads are evenly distributed across all online agents.
  2. Zone-based — incoming leads are assigned based on their listing's zone. Best for agencies with zone-specialist agents.
  3. Language-based — Thai messages → Thai-speaking agents, Chinese → Mandarin-capable agents, etc.

You can combine rules. Common pattern: zone-based primary, round-robin fallback when the zone specialist is offline.

Step 4 — Monitor agent performance

Reports → Team performance. Per-agent metrics:

  1. Leads received (week, month, quarter)
  2. Leads qualified (passed Inbox → Qualified)
  3. Viewings booked
  4. Deals closed
  5. Total commission earned (gross + net after withholding tax)
  6. Average response time (LINE message → first reply)
  7. Pipeline conversion rate (Qualified → Closed)

Use this dashboard to spot which agents need coaching (slow response time, low qualification rate) or which need more leads (high close rate but few assignments).

Off-boarding

When an agent leaves: Settings → Team → [agent] → Deactivate. Their account is locked but their data + commissions stay. You can reassign their open leads to other agents in one operation. Their LINE OA replies continue to show their name until you change the OA's signature — DevProp doesn't fake their replies.
