Quickstart — first lead in 30 minutes

From zero to your first inbound LINE lead landing in DevProp, in half an hour. The minimum-viable setup for a solo broker or 3-person agency.

What you'll have at the end

A working DevProp instance with: 1 active agent account (you), 1 published condo listing, your LINE Official Account connected, the inbox routing LINE messages to a pipeline. Total time, assuming you already have a LINE OA: 25–35 minutes.

Step 1 — Sign up and confirm your tenant (3 min)

Go to devprop.io and book the free 20-min diagnostic. We provision your DevProp tenant on the spot — your URL will be your-agency.devprop.app (or your own domain, see Step 10). You'll receive admin credentials by email within 30 seconds of the call confirmation.

First login: change the auto-generated password, then add your agency name, logo (PNG, transparent background recommended), and primary contact phone. These appear on every contract, every customer-facing email, every receipt.

Step 2 — Add your first listing (5 min)

From the dashboard click Listings → New listing. The wizard has four screens:

  1. Property type (condo, house, townhouse, commercial, land) → 24 listing fields adapt to what you pick
  2. Location (search Thai address by Google place + zone tag for Sukhumvit / Silom / Thonglor / etc.)
  3. Specs (bedrooms, bathrooms, sqm, parking, floor, foreign quota %)
  4. Photos + price + status (for sale, for rent, both)

On condo listings, the foreign quota field is mandatory — set it to whatever the current % is (the developer or co-broker will tell you). DevProp auto-flags units when the building hits 49% to prevent embarrassing foreign-buyer reservations on full buildings.

Step 3 — Connect LINE OA (8 min)

This is the most-used integration; we dedicate a full doc to it (LINE OA setup →). The 90-second version:

  1. Go to Settings → Integrations → LINE Official
  2. Paste your LINE channel ID + channel secret + access token (from developers.line.biz)
  3. Click Verify webhook. DevProp registers https://your-tenant.devprop.app/api/line/webhook with LINE
  4. Send a test message from a personal LINE to your OA. It should appear in DevProp inbox within 2 seconds.

If the verify fails, 99% of the time it's because the channel webhook URL isn't enabled in LINE Developer Console. Toggle Use webhook to ON in your channel settings.

Step 4 — Configure the pipeline (4 min)

DevProp ships with a default Thai-property pipeline: Inbox → Qualified → Viewing booked → Reservation → Contract → Land office → Closed. This works for 80% of agencies. To customize: Settings → Pipeline → Stages, then drag-reorder or rename.

For rental-heavy agencies (Phuket villas, Bangkok serviced apartments), swap Reservation for Tenant screening and Land office for Move-in checklist.

Step 5 — Invite your first agent (3 min)

Even if you're solo today, add yourself as Agent 1 with role agent (not admin) so leads can be assigned to you. Then add agents as you hire.

Each agent gets their own login, their own commission split rules, and their own LINE display name when replying to leads. Leads can be assigned manually (drag-drop from inbox) or via round-robin auto-assignment (Settings → Pipeline → Auto-assign).

Step 6 — Set commission split rules (3 min)

Default split: 50% lead agent / 30% co-agent / 20% referrer. Configurable at Settings → Commissions → Split templates. Most Bangkok agencies run 60/30/10 or 70/30/0.

When a deal closes, the engine auto-calculates each party's net (gross commission minus withholding tax for Thai juristic persons, minus deal-specific overrides). You approve, the system generates payout receipts (PNG + PDF).

Step 7 — Verify and test the round-trip (4 min)

Final check: from a personal LINE, send a message to your OA simulating a real enquiry. The message should:

  1. Land in DevProp inbox within 2 seconds
  2. Be auto-assigned to you (or your round-robin agent)
  3. Create a new lead record at Inbox stage
  4. Trigger a notification (browser + email) to the assigned agent

Reply from DevProp. The reply should appear in LINE within 1 second. Mark the lead as Qualified and move it through the stages — confirm the pipeline transitions work and timestamps log correctly.
