What Nisa actually does

Nisa is DevProp's built-in AI assistant. She lives in your LINE OA / WhatsApp / Instagram DM inbox and replies to leads automatically when no agent is online. She is NOT a generic chatbot — she's trained on:

  1. Your full inventory (every listing, every detail, every photo URL)
  2. Your agency's brand voice (you upload 10-30 of your past best agent replies; she mimics tone)
  3. Thai real estate vocabulary (BTS/MRT zones, foreign quota, ETA, PDPA, common buyer objections)
  4. Your pipeline (she knows what "Qualified" means in your CRM and tags leads correctly)

She does NOT close deals. She qualifies leads, books viewings, answers FAQs, and escalates to a human agent when the conversation needs judgment.

When does Nisa fire?

Three trigger modes (configurable per channel):

  1. Off-hours only (default) — Nisa replies between 9pm and 8am, weekends, and Thai public holidays. Office hours stay human.
  2. Always-on — Nisa replies first to every inbound message. If she can handle it, she does; if not, she hands off to a human within 30 seconds. Recommended for agencies on Pro plan that want consistent <30s response time.
  3. Human-first — Nisa only fires if no agent acknowledges the message within X minutes (you set X; default 15). Best for large teams that want full human ownership when possible.

Step 1 — Connect Nisa to a channel

Settings → AI → Nisa → Channels. Enable Nisa for: LINE OA, WhatsApp Business, Facebook Messenger, Instagram DM, Website chat (the chat widget on your public DevProp site). Different trigger modes per channel if you want.

Step 2 — Train her on your inventory

Automatic — every new or updated listing is indexed within 5 minutes. You don't do anything. If you want to verify, Settings → AI → Knowledge base shows you what Nisa knows about each listing (and you can correct/append context per-listing: "This unit has a famous view of the Lumpini Park sunset").

Step 3 — Set brand voice

Settings → AI → Brand voice. Three options:

  1. DevProp default — neutral professional Thai-property tone. Works for most. You can ship without customizing.
  2. Pick from style preset — Casual / Formal / Luxury / Direct. Each has sample replies; pick the closest to your agency.
  3. Train on your past replies — paste 10-30 of your best agent replies in Thai + English. Nisa learns your specific phrasing, emoji habits, opening/closing patterns. Best results.

Step 4 — Set guardrails

Settings → AI → Guardrails. Critical to get right:

  1. Never quote prices off the listing — Nisa always reads the current listed price from your CRM. If you mark a unit as "price on request", she'll say so instead of guessing.
  2. Never make legal promises — she NEVER says "This contract is binding" or "You will get residence visa". Those are agent / lawyer territory.
  3. Never confirm foreign quota verbally — she checks DevProp's live foreign_eligible flag and shows it. She doesn't say "yes, this is available to foreigners" without the flag confirmation.
  4. Escalation triggers — auto-hand-off to human if: the prospect mentions a price they want to negotiate, asks about contract terms, mentions a competitor agency, or sends >5 messages in a row.
  5. Forbidden topics — visa, tax, residence permits, financing. Nisa says "I'll have an agent confirm this for you tomorrow morning."

Step 5 — Test her

Settings → AI → Sandbox. A live chat where you message Nisa as if you were a prospect, see her replies, and rate them (good / wrong / off-tone). 20-30 sandbox conversations is enough to confirm she's ready for production.

What Nisa is bad at (and how to handle it)

  1. Negotiation — she always defers to a human. Don't try to teach her to negotiate; the loss-of-trust if she gets it wrong is bigger than the convenience gain.
  2. Multi-property complex deals — if a buyer mentions "I'm looking for 2 units in different buildings", she escalates after the first reply.
  3. Off-Inventory queries — "Do you have anything in Pattaya?" when you only list Bangkok. She says "Currently we focus on Bangkok and Phuket. If you'd like, I can refer you to a partner agency."

Nisa is included on Professional and Custom plans. On Growth, available as a ฿4,900/mo add-on. Includes unlimited messages (you don't pay per-message).

We use a mix of Claude (for Thai-context reasoning) and GPT-4o (for Mandarin + Russian). API costs are absorbed in your DevProp subscription — no surprise OpenAI bill.
